The first thing to understand about "Flood Insurance" is that your homeowner's insurance policy does NOT cover your home in the event of rising water - A FLOOD. Only a Flood Insurance Policy covers your home and possessions in the event of a flood.

Only about 1/4 of the homes in the areas most vulnerable to flood have Flood Insurance coverage. In those areas, flooding is 26 times more likely to occur than a fire.


The flood insurance rates are set by the Federal Governent, so the cost is the same from insurer to insurer.Thereare about 200 companies wrting flood insurance throughout the US; some are regional while others are National programs. We choose to write through AIG, the largest insurance company in the world. We do this
because of their exceptional claims service.
All of the towns in Manatee County participate in the National Program as does unincorporated Manatee County.
Homes can be insured up to $ 250,000 with contents at & 100,000. Renters can insure their content up to $100,000;
Non- residential buildings and contents can be insure up to $ 500,000.
One really important thing to remember is that there is a 30 day waiting period for a stadard policy. That means don't wait until a hurricane is coming before you decide that you need flood insurance. The storm could come and go before your policy goes into effect. The waiting period is eliminated for closing on a house purchase,coverage would go into effect immediately for loan activity.

The worst thing you would want to see, would be if a hurricane were to come and the company you have your hurricane coverage with is arguing that rising water damaged your home, as opposed to the hurricane -- and you did not have Flood Insurance. If you have both insurances they can argue between themselves; but you will get paid from one or the other.
The premium you pay, will in a large part be based on the elevation of your structure, specifically the relation
of the lowest part of your bulding in relation to the Base Flood Elevation (BSE). The BSE is the height at which
you have a probability of seeing a flood in that spot over the next 20 years. The hgher you are above BSE, the
lower your premium.
